A mixed use development within Paddington Basin to provide 197 residential units for intermediate rent, a four form entry secondary school, a church and retail accommodation.

The scheme aims to provide a brand new secondary school for 840 pupils, 197 residential apartments, a replacement place of worship and a prominent new retail opportunity.

Occupying the southern end of the site, the school buildings will house the Marylebone Boys School, which is spread out over six storeys with dual aspect classrooms looking out onto bright central atria and a netted play area at roof level.

The new residential element occupies the northern end of the site overlooking the Westway. Apartments located within a 22 storey tower and a lower seven storey link block respond in both and scale and appearance to the existing townscape.

A centralised CHP boiler installation will be used to generate both thermal and electrical energy for use within the complex which, along with photovoltaics at roof level, will contribute significantly towards the anticipated 35% improvement upon maximum carbon dioxide emission rates. The project will reach Code for Sustainable Homes level 4 and will incorporate a number of sustainable technologies.

Planning consent was achieved in March 2016. Technical Design is currently being completed with a start on site anticipated Q4 2016.
