An imaginative concept design for a residential, leisure and marina resort on a contoured coastal site in Mombasa, Kenya incorporating villas, apartments, hotel and marinas in a beautifully landscaped tropical environment.

CGL’s brief was to maximise the potential of the 1.6 hectare coastal site primarily for luxury residential use for both the international and local business community; but also to incorporate Kenya’s first leisure marina, as well as a restaurant and spa complex which would be available to non-residents.

The primary focus of the design was to harness the natural qualities of the site, creating a variety of residential units all benefitting from sea views and breezes, replicating the form of a hillside village with private and semi-private courtyards cascading down the hill to the sea.

The residential blocks are based on a simple rectangular form but placed in such a way as to combine light with shade, views with privacy, natural ventilation with enclosure. This, plus the ‘organic’ layout, eschewing any rigid formations, reduced the apparent scale when viewed from within the site or looking from across the river.

The duplex houses were designed for economical construction with striking double height volumes leading to the terraces. The restaurant building, cantilevered over the coral shelf and river towards Mombasa Old Town, provided a focal point to the complex and provided ferry access to Mombasa Town across the river.
