The conversion of a warehouse building into a mix of residential, commercial and educational uses.

Completed in 2001, a former British Library book depository in Covent Garden has been developed into 22 residential shell units together with ground floor commercial space and educational accommodation linked to the adjacent school.

The scheme was purchased by Millennium Lofts Limited with the benefit of planning consent, but CGL completely redesigned the scheme to maximise the potential of the site and to provide greater flexibility in marketing the units. This involved extensive consultation with the City of Westminster Planners and a complete service from feasibility through to completion on site by the team.

The new internal cores and modularised shell units were designed to allow the new owners freedom to purchase any number of segments on each floor or create a duplex flat by combining two floors.

A penthouse floor was added to the building and the rear elevation has been completely remodelled to incorporate glazed projecting bays and balconies.
