Feasibility study for the design of a new 6000 sqm mixed-use leisure and hotel building in Manchester’s Spinningfields.

Appointed in 2014 by Allied London, CGL’s design for the striking new building incorporates restaurant, event, retail and office use over eight floors on a key corner plot, adjacent to the existing Crown Courts.

This new mixed-use building is envisaged as two elements, with the lower floors offering an array of leisure uses to create an animated street scene on all sides, and the upper section extending out to provide a larger floor plate for office or hotel use.

At ground level, the scheme reinforces the surrounding urban fabric, with the building orientated to create wider streets and decked areas over three levels which wrap around the building to create a band of outside seating areas overlooking the Crown Courts. At lower ground level, the building is cut away to create a sunken public square.

The upper levels are designed with a patterned glass envelope which provides privacy from within and a visual lightness from outside.

A key element of the building’s design is its successful integration with the existing street level and the surrounding public realm, with the building orientated to reinforce the main route along The Avenue whilst also making better connections with the adjoining Avenue North.
